Condominium Townhouse on West 76th Street

New York, NY

Condominium Townhouse
10,500 sq. ft.

Complete gut renovation of a Brownstone townhouse in Upper West Side Manhattan.  The scheme takes advantage of the typical envelope presented by the townhouse configuration. At the same time, It opens the front & rear facade to light & air, creating open & airy interiors.

The project involved a complete redistribution of the allowable area. This was spread around a new elevator & stair core, creating 6 new units on 8 different levels. Most of these units are duplex units with 2 or 3 bedrooms and faces to both the New York urban street as well as the quieter rear yard.

This landmark property presented a unique opportunity as the decorative trim and finishes were generally intact and in fairly good condition. Additionally, restoration of the interior material was done with great care. The original wood; trim, doors, fireplace mantles, and stair details were retained, repaired and placed into a contemporary expression & organization of the space.

All new services & modern mechanical systems complete the building.
